Serenity FAQ


Q.  What are the HOA fees and what is included?


A.  Currently, the dues are $900 and it covers the cost of private road maintenance throughout the community. This also covers the cost of snow removal as well as common area landscaping (entrance monument). The dues are reassessed annually.


Q. Are short term rentals allowed?


A.  Yes. Short term rentals are allowed with a minimum stay of 7 consecutive days. Serenity is located within the Town of Woodfin district and not within Asheville city limits. Homes within Asheville city limits are not allowed short term rentals shorter than 30 consecutive days (with some exceptions in the central business district).


Q. Do I have to use a specific builder?


A.  No, you may use any custom home builder that you would like, although the plans must be approved by an architectural review committee. If you do not have a builder, we would be happy to suggest several and help you with the building process.


Q.  Is there a construction start and completion time limit?


A. There is no time frame on which you must start building after purchasing your home site.


Q. What are the building requirements?


A. There is a minimum of 1500 SF to build a home. Setbacks are as follows: 30’ from the front and 15’ from the sides & rear.


Q.  What utilities are available?


A.  Town of Woodfin municipal water services the entire community. City sewer is available for homesites 1-26 while individual septic systems must be used for homesites 27-38. Satellite is currently the only option for cable & internet. Trash pickup is serviced by the Town of Woodfin by Curbside Management. If you would like to use gas appliances, fireplaces or furnaces, underground propane tanks are allowed.


Q.  What school district is Serenity in?


A. Weaverville Elementary, North Windy Ridge Intermediate, North Buncombe Middle & North Buncombe High.


Q.  What is the tax rate for Serenity?


A.  Serenity is located in Buncombe County and also within the Town of Woodfin. As of July 2019, the Buncombe County tax rate is $0.529/100, Town of Woodfin is $0.33/100 and Woodfin Fire is $0.10/100. So for example, a house valued at $500,000, the total taxes for 2019 would be $4,575 approximately. For comparison, if the same home were in Asheville City Limits, the taxes would be $5,389.50.
